Rental Rules In Summit County
A home in unincorporated Summit County needs an approved county license before it is advertised for stays under 30 nights. Which license, and whether one is available, depends on the home's overlay zone and basin.
- County rules cover unincorporated homes only. Towns like Breckenridge and Frisco license separately
- Resort-zone licenses are uncapped; neighborhood Type II licenses face basin caps and waitlists
- Type I licenses for qualified local occupants are exempt from the caps
- Licenses do not transfer in an ordinary sale
- Annual fees run $240 to $360; the county adds a 2% lodging tax
- A responsible agent must be reachable 24/7, with a 60-minute response
